Reservations
All long term (30+ days) bookings must be made over the phone: (855) 421-0308
Reservations on Holiday stays require a 3-night minimum. Weekend stays require a 2-night minimum.
DEPOSIT: 50% of the total cost is due at booking; the remaining balance is collected the day of arrival. Deposits are non-refundable and non-transferable when including the day of or before the following dates: Memorial Day, Father’s Day, 4th of July, Labor Day, Thanksgiving, Christmas, New Year’s Eve.
CHANGE IN DATES: (1) change to non-holiday dates is allowed ($15 fee) outside of 72 hours prior to your arrival. Rates will reflect the new dates. Change in dates within 72 hours of arrival will be not be allowed you will have to cancel your reservation ($50 fee) and complete a new reservation. You will not be charged a fee for extending your stay.
CANCELLATION: $50 cancellation fee ($100 for Buddy Sites) will apply to all cancellations. Canceling 72 hours prior to arrival, your deposit will be refunded minus the $50 cancellation fee. Canceling within 72 hours of your arrival your deposit is non-refundable. No-Shows will also forfeit your deposit.

Valley Ones
Get a front-row seat with one of these (5) easy pull-thru sites at the start of Rows 1–5. Offering both 20/30/50 amp full hookups (water & sewer), wifi, & digital cable.
Parkside
These sites are for Class A, B & C only. Parkside offers (9) pull-in/back-out sites for a lovely view of our serene resort park offering 20/30/50 amp full hookups (water & sewer), wifi, & digital cable. Note that these emails are not pull-through.
Mountain View
With nothing but a meadow and mountains ahead, you’ll enjoy the serenity of one of these (10) Mountain View sites. Like our other sites, you’ll get 20/30/50 amp full hookups (water & sewer), stellar wifi, digital cable, & frequent shows from our local elk and coyotes!
Executive
Set apart from the main part of the Resort, these (5) sites are exclusively for adults (no guests under 18) and face the Angel Fire Ski Mountain. Offering 20/30/50 amp full hookups (water & sewer), wifi, & digital cable.
Buddy Sites
We offer (3) Buddy Sites that allow you and your fellow RVer to pull in with front doors facing each other. These sites are quite popular, so be sure to book well in advance! The sites must be booked together and have the same dates. Extended dates before or after will have to change sites.
2 of the 3 sites offer 30 & 50 amp connections. If you’re placed in Row 7 Buddy Site, you’ll have (2) 5o amp connections only. Be sure to bring a 50 to 30amp converter if needed, or you can purchase one from our Gatehouse Store.
